San Juan de los Terreros

This development features a design inspired by the Andalusian coastal village, continuing the aesthetic introduced in phase one. The architecture is recognized for its harmonious integration with the landscape and local style. The facades combine a rustic white finish with planters and terraces that feature wood-effect railings, along with pergolas on walkways and terraces, creating a traditional and welcoming appearance. The building exteriors are constructed with a double-wall system separated by an air cavity that includes thermal insulation, enhancing energy efficiency. The outer surfaces will be finished with white cement mortar and painted with special masonry paint. Protruding elements such as terraces and planters will also be plastered and painted. The planters will be fully planted and equipped with a communal irrigation system. Regarding construction and insulation, the separating walls between homes are made of plasterboard panels mounted on galvanized steel profiles, with rock wool acoustic insulation and an intermediate sheet for improved soundproofing. Interior partitions also use plasterboard with rock wool insulation to ensure acoustic comfort within each residence. Flooring between units includes impact insulation, and ground floors incorporate extruded polystyrene insulation to improve thermal efficiency. Ceilings are finished with plasterboard panels on galvanized steel profiles throughout the property. In the main or secondary bathrooms, depending on the type of home, suspended ceilings will be installed to facilitate the installation and maintenance of optional air conditioning systems. Additionally, outdoor spaces will be finished with gravel to accommodate air conditioning units and solar panels, which will support the domestic hot water system, contributing to the sustainability and energy efficiency of the development.
