Description

The building's vertical envelope is constructed with a double-layer brick wall system, incorporating a 60mm layer of rock wool insulation to ensure thermal and acoustic insulation. Exterior boundary walls between plots are made of split-type white concrete blocks, while interior partitions are built with double hollow clay bricks of 7cm thickness. The exterior facade features a modern design that combines various finishes and volumes. It includes a continuous mineral white plaster coating on the facades, cantilevered roofs, and parapets, with some areas accented by natural stone elements. The base of the roof and window sills are finished with 2cm thick natural stone. Terrace railings are made of laminated glass with 8+8mm thickness. Interior doors are painted in anthracite gray, with a hinged opening, frames, peepholes, and three-point security locks. Interior doors are 2.10 meters high, finished in white lacquer. Exterior carpentry is made of aluminum with thermal break technology, in anthracite gray RAL 7016, using STRUGAL INFINITY 140 and S82 profiles. Windows are either tilt-and-turn or sliding, depending on the opening. Thermal aluminum blinds are installed in bedrooms. The glazing features solar control glass, with 3+3/12/3+3mm for large surfaces and 4-16-4mm for smaller elements. No blinds, interior curtains, or shutters are included. The plumbing system uses multi-layer pipes and PVC for drainage. Shower trays are flush with the floor, made of white synthetic resin, equipped with Porcelanosa’s Smart thermostatic faucets. Toilets are the Acro Compact model from the same brand. Shower screens, accessories, mirrors, and sinks are not included. The home has pre-installation for split-type air conditioning in bedrooms and living rooms, without the units. The electrical system includes a main protection box rated at 5.75 kW, a color video intercom, digital antenna, and Simon 82 Detail switches and outlets in white for lighting, power, internet, TV, and fiber optic connections. Lighting is provided by round white LED fixtures of 6W with cool light. Pendant lamps are not included. Domestic hot water is supplied via an individual heat pump (aerothermal system) with a storage tank, complying with the Technical Building Code (CTE). Interior walls are finished with sprayed plaster and water-based ultra-smooth white paint, except in the kitchen, which has washable plastic paint. Floors and wall coverings are made of rectified porcelain tiles, installed with adhesive in interiors, exteriors, and bathrooms, following the options available in the Porcelanosa catalog.
